Step 1: The Site Analysis (Free of Charge)
Every journey begins with the land. Our managing partner, Cale Crawford, will meet you on your property to discuss home placement, foundation type, utilities, and access. This visit helps us understand the unique features of your lot so we can make informed recommendations and avoid surprises later. There is no cost or obligation for this step. It is simply how we start relationships built on trust and transparency.
Step 2: Budget Recommendation
Once we understand your land and your goals, we prepare a realistic budget recommendation based on similar homes, foundation types, and scope. Our goal is to provide clarity early, not surprises later. This helps you make informed decisions about design and financing.
Step 3: Design Agreement
When you are ready to move forward, you will complete a simple design agreement. This step secures your construction start date in our schedule. It does not cost anything up front. It simply reserves your place in line. From there, we begin designing your home to fit your vision, budget, lifestyle, and land.
Step 4: Home Design
We are a true design-build company, which means we handle your home design in-house. You can start from one of our pre-designed layouts or bring a design you love. We will customize and refine it together until it reflects your needs perfectly. Every home we build is unique, created for the people who will live in it.
Step 5: Formal Pricing and Contract
Once your design is complete, we prepare a formal pricing proposal. This process typically takes three weeks. Discovery House Homes uses a fixed-cost contract with allowances for appliances, electrical, and plumbing fixtures, giving you peace of mind that your budget is protected. Sixty days before construction begins, we finalize your contract electronically through DocuSign.
Step 6: Design Selections
Next comes the fun part, personalizing your home. You will work directly with our selections consultant, Camryn, to choose finishes, colors, flooring, tile, and fixtures. This is where your style and personality take shape. Many of our homeowners complete this step during their groundbreaking visit.
Step 7: Construction
On your scheduled start date, construction begins. You will be present for groundbreaking, for a detailed walkthrough after framing, and again for your final walkthrough at completion. Throughout construction, our team stays in touch so you always know what is happening on-site. We only build 24 homes per year so that every project receives the attention it deserves.
Step 8: Completion and Move-In
Once your home passes final inspections and receives a Certificate of Occupancy, we will conduct a detailed walkthrough to identify any final punch list items. We take pride in the final details because every finish, fixture, and seam matters. When the last box is unpacked, you will move into a home that reflects both your vision and our promise: Affordable Luxury built on faith and integrity.
